So, you’ve found the perfect apartment at Paseo and are ready to apply—but before moving forward, you’ll need to meet certain leasing qualifications. You may be wondering: What does it take to qualify for a lease at Paseo? What is the approval process like?
At Paseo’s leasing office, we often get questions about the application process and what’s required to secure an apartment.
To help you navigate the application process smoothly, we’ve outlined the five key requirements you need to meet in order to qualify for a lease at Paseo.

5 Steps to Qualify for an Apartment at Paseo
1. Provide Identification
When you submit your rental application, you’ll need to provide a current government-issued photo ID for identity verification. This is also used to check your credit and background history. If there are any concerns, additional steps may be required, such as a higher security deposit or a guarantor.
2. Verify Your Income
Applicants must have a combined verifiable monthly income that is at least three times the apartment’s rental rate. This ensures residents can comfortably afford their lease without financial strain.
For example, if you’re applying for a studio apartment with a starting rent of $2,100, your gross (pre-tax) income must be at least $6,300 per month (or $75,600 annually).
If two co-applicants are applying together for a two-bedroom apartment with a monthly rent of $6,000, their combined gross monthly income must be at least $18,000 (or $216,000 annually). This could mean each person earns $9,000/month, or any other combination that meets the required total.
If you don’t meet the income requirement, you have the option to add a guarantor. Guarantors must make at least six times the rental rate to qualify. Using the same example, a guarantor for this apartment must earn $12,600 per month or $151,200 annually.
3. Purchase Renter’s Insurance

All residents at Paseo are required to maintain a minimum of $100,000 in renter’s liability insurance—a standard requirement at apartment communities in downtown Austin. This coverage protects the property in case of damages caused by fire, smoke, water, or other unexpected incidents.
In Austin, renter’s insurance typically costs about $20 per month, depending on your coverage. Some policies only cover liability, while others include personal belongings protection as well.
While Paseo only requires liability coverage, we highly recommend choosing a plan that protects your personal belongings in case of theft or damage.
4. Meet Occupancy Limits
If you’re planning to live with roommates, it’s essential to understand occupancy limits. Paseo follows the three times the number of bedrooms rule in accordance with Texas state housing laws.
Here’s how occupancy limits apply at Paseo:

5. Follow Our Pet Policy
Bringing a pet? Paseo welcomes pets, but there are a few important guidelines to be aware of before move-in.
Certain dog breeds are restricted for safety and liability reasons, though these restrictions do not apply to verified assistance animals.
Paseo’s restricted breeds include:
- Pit Bull Terriers/Staffordshire Terriers
- Doberman Pinschers
- Alaskan Malamutes
- Rottweilers
- Chows
- Akitas
- Presa Canarios
- Wolf-hybrids
Dogs with a known bite history and mixed breeds that display predominant characteristics of any of the above are also restricted. Please note these restrictions do not apply to verified assistance animals.
Along with ensuring your pet meets Paseo’s breed requirements, you’ll need to pay a $400 non-refundable pet fee, an annual $30 pet screening fee (per pet), and a $30 monthly pet rent (per pet). A maximum of two pets are allowed per household.
In place of traditional pets, you may have one bird cage or a fish tank up to 20 gallons, or an animal cage of similar size housing a reasonable number of hamsters, guinea pigs or gerbils. A reasonable number is defined as the amount recommended by a veterinarian for a similarly sized enclosure.
