We’re thrilled about your interest! While we’re still in the virtual and hard hat tour phase, we kindly offer tours by appointment only, as we don’t yet have a full-time office on-site and need to coordinate our time there. But come November — once our doors officially open — we’ll be so excited to welcome walk-ins anytime! We can’t wait to meet you and show you around!

On a virtual tour of Paseo, our team will walk you through floorplan availability, amenities and pricing, and answer any questions you may have.
Once we begin hard hat tours, you’ll have the opportunity to explore our thoughtfully designed amenity spaces, tour three residences of your choice, and end your experience with a complimentary Paseo token to enjoy at Banger’s. Don’t worry — our team will be right there with you to help narrow down the perfect homes that best fit your lifestyle.
Please note, as this is an active construction site, there is a small chance we may need to reschedule your tour due to unforeseen site activity or safety testing. Your safety is our highest priority, and our team will notify you promptly should any changes arise.
Lease Terms & Monthly Fees
Yes! Paseo offers flexible lease contracts, ranging from 12 to 16 months. Contact the leasing team for more information.
Rent is due on the first of each month. A grace period is provided until the fifth, and payments are considered late starting on the sixth. You can pay rent through your resident portal with a debit/credit card or e-check.
As part of your monthly rent payment, all units are equipped with:
- Google Fiber connectivity ***Service is an additional fee of $80/month
- Full-size washer & dryer
- GE stainless steel kitchen appliances
- Smart thermostats
- Ceiling fan
- Built-in entry storage*
Plus, access to Paseo’s on-site amenities and attentive, on-call staff.

In addition to your monthly rental rate, all residents are responsible for the following monthly fees:
- Technology fee – includes Wi-Fi in your apartment and throughout the community – $80/month
- Pest control fee – $10/month
- Amenity Fee – $150 per month for Signature and Elevated units
- Utilities – Water, trash, sewer, Boiler, Common area electric, and gas and will be billed monthly via a Ratio Utility Billing System (RUBS)
Optional add-ons:
- Parking – Unreserved parking is $150/month, standard reserved parking is $250/month, and premium reserved parking (includes an outlet) is $350/month. Each apartment is limited to 2 parking spaces. Please note that a second unreserved space is $250/month for studio and one-bedroom apartments.
- Pet rent – $30 per month, per pet. A one-time $400 pet fee will be due at move-in.
When signing your lease, you will be responsible for the following one-time fees:
- Application fee (non-refundable) – $100 per applicant – This fee covers the cost of credit and background checks we run in order to approve your application. This fee is due upon submission of your electronic application.
- Admin fee (non-refundable) – $250 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
- Security deposit (refundable) – $750 for studios and one-bedroom units; $1,000 for two-bedroom units and $1,500 for Elevated Residences – This fee is due upon move-in and is refundable at the end of your lease term, less lawful deduction. Additional deposits may be applicable due to credit screening results.
- You will be charged $4.95/month for billing, as outlined in the monthly utility statement.
The application fee(s) and admin fee are due when your application is submitted and an apartment is taken off the market. All other fees are not due until move-in.
No, utilities are not included in your monthly rent payment. At Paseo, utilities are submetered and billed separately each month through RealPage Utility Management (“RUM”), so you pay based on your actual individual usage. RUM is already set up for you when you move in, and you’ll receive an itemized utilities bill via email prior to the 1st of every month.
However, please note that the billing is approximately 45 to 60 days in arrears.
Parking
Yes! If you’re planning to bring a vehicle, Paseo offers on-site parking passes. Unreserved parking is $150 per month, while reserved parking is $250 per month. For residents who need access to an outlet, premium reserved parking is available for $350 per month and includes a designated space with an outlet. Please note that you’ll need to bring your own compatible charging cable if you have an electric vehicle.
Each apartment may have up to two parking spaces. For studio and one-bedroom apartments, a second unreserved space is $250 per month.
Yes, Paseo offers bike storage for $15/month per bicycle.
Paseo does not offer guest parking.

Yes! We offer on-site storage for an additional fee, located on Level 11 just off the parking garage.
While renters insurance is not required, we highly recommend securing a policy to protect your personal belongings. Paseo’s damage waiver fee only protects our property and will not cover your property in the event of theft, fire or natural causes.
Paseo’s maintenance team is ready to promptly assist with any concerns. You can submit requests through your resident portal or by contacting our on-site leasing office. All maintenance staff will arrive in uniform. Unless you specify a preferred time when submitting your request, maintenance will be completed during standard operating hours.
Following lease execution, you will receive a welcome email with more information including your login instructions. Nothing needs to be done before then. For information on utilities, see our fees section.
To provide peace of mind, Paseo implements multiple access control measures throughout the property. Residents enjoy controlled access via fobs, which are required for all exterior doors, elevators, and amenity spaces. Each apartment is equipped with electronic key entry along with an additional thumb-turn lock at the door for extra security. In addition, Paseo offers the support of a professional onsite concierge team, available 24/7 to assist residents whenever needed.

We welcome all referrals! Although we do not have a designated locator partnership, we appreciate anyone who recommends Paseo. Should you wish to partner with us, please contact the leasing office for additional information.
All Broker/Locator firms must register with Realpage Vendor Credentialing to become an approved which has an annual fee of $79/year + applicable taxes

Friends make the best neighbors! Resident referral programs may be offered by the leasing office from time to time. During these promotions, the leasing team will inform residents of the referral program, including the amount per referral. As these promotions do fluctuate, we recommend you contact the leasing office for additional details.
Paseo does not offer move-in assistance.
With a dog run and pet spa on-site, Paseo is very pet friendly! We allow a max of two pets per unit, weighing no more than 80 pounds each. Some breed restrictions apply. Please see the Paseo Application Criteria for more info.
Paseo offers on-site suites which can be rented by visitors and the public.
Absolutely, we want your space to feel like home! You’re welcome to paint, hang art, mount your TV, and make it yours. Just keep in mind that your deposit may go toward restoring the apartment to its original condition when you move out.
