What Are the Monthly Fees at Paseo?
Recurring fees are monthly expenses you’ll be responsible for while living at Paseo. These include rent, utilities, admin fees, and optional services like parking or pet rent.
Rent
Every Paseo resident is responsible for paying monthly rent, which varies based on the floor plan selected. Paseo offers a range of floor plan options so you’re able to find something that fits both your style and your budget. Rent is due on the first of each month.
Renter’s Insurance or Damage Waiver Program
Paseo residents are required to carry liability coverage of at least $100,000. You can meet this requirement in one of two ways:
- Provide proof of renter’s insurance. This must include a minimum of $100,000 in liability coverage. Many residents choose to purchase a renter’s insurance policy that also covers personal belongings, such as furniture, electronics, and clothing.
- Opt into Paseo’s Damage Waiver Program. For $16/month, this option provides up to $100,000 in liability coverage for property damage caused by negligence.
Note: The Damage Waiver Program does not cover your personal belongings.
That’s why many residents still choose to purchase a separate renter’s insurance policy for added protection. Affordable, customizable plans are widely available online.

Utilities
At Paseo, electricity, water & sewage utilities are billed using a Ratio Utility Billing System (RUBS) and processed through RealPage Utility Management (RUM). This means you pay only your share of the building’s utility costs based on factors like occupancy and square footage. RUM is set up for you when you move in, and you’ll receive an itemized bill via email before the 1st of each month. A $4.95 Utility Fee will be applied to each billing statement.
Internet Fee
A flat $80 monthly fee ensures high-speed Wi-Fi throughout your unit and all shared community spaces.
Pest Control Fee
Paseo provides proactive pest control for $10/month to keep your space clean and comfortable.
Trash Fee
This $23/month fee covers recycling and waste removal services for all residents.
Admin Fee
A $3/month admin fee supports billing, account services and general administrative needs.
Amenity Fee
A $150 amenity fee is applied monthly for both Signature and Elevated units, giving you access to Paseo’s top-tier amenities, from the pool deck to wellness spaces.
Gas and Boiler Fee
A $35 monthly fee will be applied for the gas system used throughout Paseo, covering your share of the energy that keeps the property running efficiently. A $13.75 monthly boiler fee will also be added, covering the cost of maintaining the central heating system that keeps you comfortable all year long.
One-Time Fees You’ll Pay Before or At Move-In
Some one-time fees are due during the application process, while others are paid when you move in.
Application Fee
This $100 non-refundable fee per applicant covers background and credit checks as part of the approval process and is due at the time your application is submitted.
Administration Fee
This $250 non-refundable fee covers administrative costs, including billing setup, audits, and overhead expenses. It is due at the time of your application submission.
Security Deposit
This refundable deposit, subject to lawful deductions, varies based on your floor plan and is to be paid upon move-in.
- Studio: $750
- 1–2 Bedroom: $1,000
- Elevated Unit: $1,500
Optional Fees
Parking
If you’re planning to bring a vehicle, Paseo offers on-site parking passes. Unreserved parking is $150 per month, while reserved parking is $250 per month. For residents who need access to an outlet, premium reserved parking is available for $350 per month and includes a designated space with an outlet. Please note that you’ll need to bring your own compatible charging cable if you have an electric vehicle. For our cyclists, bike storage is also available for $15 per month.
Pet Rent
Residents with pets will pay a $30 monthly pet rent per pet. Additionally, an annual pet screening fee of $30 and a one time $400 non-refundable pet fee are required upon move-in.
